Here's what we're doing.

I'm taking 5 new searchers in October to get off-market leads flowing every week and an LOI out the door on a real deal.

In the first 6 weeks, we'll do 3 things:

In the first two weeks, we get off-market leads flowing. Lists, outreach, follow-up. Owners start replying.
Then we build your AI screening machine. Read a CIM in 20 minutes. Run the 12 Red Flags. Kill the bad deals fast.
Then we put your top deal on the table. You underwrite it, and we review it live.

My goal is that by the end of your first 6 weeks, you have real deal flow, a screening system that runs every deal the same way, and your best deal pressure-tested live.

(And that's just the first 6 weeks. The Academy is ongoing. We keep working until the LOI, then through diligence and the close.)

Read a CIM in 20 minutes. Run the 12 Red Flags on every deal.
Underwrite without an analyst: financials, preliminary QofE, valuation.

Phase 2 means you never freeze on a CIM again.

The October group kicks off with a live call on Tuesday October 6 (time TBD).

It's $1,797 a month. Or $17,000 for the year.

By the end of your first 60 days, we'll both know if this is working. So there's a 60-day "love it or leave it" period. If something's not right, or either of us isn't feeling it, we tear up the agreement and walk away as friends.
